Our inspector goes into the roof void, works out whether the foam is open-cell or closed-cell and measures its depth in several places. Moisture readings are taken on the timber within reach, and any staining or tide-marks are photographed. The next day a written report arrives listing what we found, what we could not get to and what we suggest.
The inspector crosses the void on boards with a head torch, looking at how the foam meets the slates, stone flags or tiles, the battens and the rafters. Type and depth are recorded at set points along each slope. If foam has gone over the underlay or buried the timber, we note where and how far. A photograph is taken at each stage so you can follow what we saw.
A typical house takes an hour or two. Narrow mill-terrace voids, loft rooms with little access and roofs divided by party walls take longer. We ask about the layout when you ring and give you a realistic window, so the fee we quote is the fee you pay.
A PDF arrives the next day. It starts with a short summary, then sets out foam type, thickness and coverage, followed by moisture readings next to their photographs. A separate list covers anything we could not inspect. The final page lays out leaving, monitoring or removing the foam in language a conveyancer or broker can follow without a call.
